Types of Flat Roofing Material

Rubber roofing, typically a single-ply membrane, is often used on flat and low-sloping light commercial and residential roofs. If the structure is relatively small, a skilled installer may be able to do the job without seams, increasing the durability of the roof. Failed seams are a common cause of rubber roof problems. Avoiding them is a good way of extending the life of the roof.

• Built-up roofing that used roofing felt (tar paper) and roofing tar. This is usually the least expensive approach to roofing a flat or slightly sloped roof. However, the multiple layers of tar and roofing felt typically used to repair this type of roof can become too heavy. Removing the material prior to the installation of a new roof can be messy and expensive. Moreover, it can be hot unless an additional reflective layer is installed on top of the roofing felt.
• EPDM roofing (the acronym for what is commonly called a rubber roof). The primary disadvantage of this type of roofing material is the need to put a reflective layer on top of the rubber to reduce heat in the building below. In general, however, this type of roof has proven to be durable and cost-effective.
• PVC roofing is a very durable material typically used on large commercial installations. It is more costly than EPDM, but it is also more durable.Sheets on a PVC roof are joined with a heat gun designed especially for this type of use. The result is an impermeable join that lasts a long time. Another advantage of PVC roofing is its cooling capacity; the top layer of the material is white, which eliminates the need to install a reflective barrier.
• TPO roofing (thermo-plastic olephine) is like a fabric. It comes in a variety of widths, making it versatile and suitable for many flat-roof installations. Like other installations that use rolled roofing, TPO must be installed over clean decking. Although it is usually less expensive than EPDM and PVC roofing, TPO is a relatively new roofing material, so it is difficult to estimate the life span of a flat roof finished with TPO.
