Roof repairs come in all shapes and sizes. Some are easier than others. But whatever type of repair your roof needs, it is best to fix the problem quickly. Waiting too long can make the problem much worse, requiring more extensive (and expensive) repairs or even a new roof.
When most people think of needing to hire a roofing contractor, they think of leaks. Leaks cause water stains, dripping water, mold, rotten wood, and damage to other building materials. Leaks can be caused by high winds tearing off shingles, blocked gutters, gutter leaks, old and brittle shingles that break, damaged flashing, leaking skylights, and damage to the fascia.
Missing shingles: Weather is a major cause of missing or broken shingles. Heavy rains, high winds, and ice dams can damage one or many shingles. Age can make asphalt shingles brittle and susceptible to cracking. Shingles are not just for show to make the roof look pretty. Rather, they supply a layer of protection. When they are damaged or missing, that protection is gone.
Rusty metal: Metal roofs can be very long lasting. However, they need regular maintenance to prevent leaks. Rust weakens the metal, often galvanized steel, used on roofs. If the rust stays on the metal long enough, cracks and holes will develop, and the roof will begin to leak.
Flashing: Flashing is a material (usually metal) installed where the roof changes. For example, if there is a dormer, chimney, skylight, vent, or gable, flashing covers and protects the seams in the underlayment and decking. If the flashing was improperly installed, damaged, or weakened, it may no longer be able to do the job of protecting the seams, allowing moisture to penetrate the roof and causing leaks.
Gutters: Gutters clogged with debris such as leaves, grass and twigs can back up, causing water to get under the singles or any cracks in the roof. Similarly, if the gutters themselves have cracks or holes, moisture can collect between the gutter and the facia, causing the wood to rot and weaken and creating holes where moisture can enter the structure.
Even if you don’t see any leaks inside the structure, if you notice any of these developments in your roof, you should make roof repairs as soon as possible. If you do not, a leak is certain to appear sooner or later.
